CApetown’s construction division has just secured one of its most prestigious projects in recent decades.

Marriott International and V&A Waterfront Holdings announced this week that The Cape Town Edition will open in 2026, marking the ultra-luxury hotel brand’s debut on the African continent with a development valued at R1.35 billion.

    Project overview

The ambitious hotel development at Quay 7 is much more than just a hospitality project. With 142 rooms and suites and six serviced private residences, the construction sets a new benchmark for luxury hospitality infrastructure in South Africa.

The project forms part of the wider Granger Bay precinct development, which is itself part of a R20-billion to R24-billion mixed-use expansion that will reshape Cape Town’s coastline over the next 15 years.

    Construction schedule and progress

According to recent reports, construction is underway with completion scheduled for March 2026. The development is located on the Quay 7 site, strategically located between the Table Bay Hotel and the waterfront helipad facility.

The project is currently in the construction phase, with R189.5 million allocated for enablement works, marine works and infrastructure construction under phase ‘zero’ of the wider Granger Bay development.

    Development personnel

    ownership structure

V&A Waterfront, where the hotel is being developed, is operated under a joint ownership model between JSE-listed Growthpoint Properties and the Public Employees’ Pension Fund, represented by the Public Investment Corporation.

    Hotel management

The property will be owned by V&A Waterfront but will be operated under a management agreement with Marriott International, bringing the prestigious Edition brand to African shores for the first time.

    financial investment

The cost of the project has been revised from the original estimate. Waterfront is spending R1.35 billion developing this 142 prime property, which also includes six residential units, making it one of the most expensive hotel construction projects in South Africa’s recent history.

    architectural vision

    design team

The project brings together international and local expertise through a collaboration between Shanghai-based architecture firm Neri & Hu and local architect and design firm StudioMAS.

Neri & Hu is known for their sophisticated approach to contemporary luxury design and is responsible for conceptualizing both hotel and residential components. The partnership with Cape Town-based StudioMAS ensures the integration of local architectural sensibilities and compliance with local architectural requirements.

    design philosophy

The architectural approach aims to balance cutting-edge luxury with contextual authenticity. The design team is tasked with creating a space that reflects Cape Town’s unique cultural heritage while meeting the Edition brand’s exacting standards for modern luxury hospitality.

    Advantages of the site

The development offers sweeping views of the Mother City’s iconic natural landmarks including Table Mountain, Lion’s Head, Signal Hill and Table Bay, positioning the property to take advantage of one of the world’s most dramatic urban backdrops.

    Construction specifications

    hospitality component

The main structure of the hotel includes:

142 luxurious rooms and suites Signature rooftop bar with panoramic views Full-service spa facility Swimming pool Multiple dining venues Meeting and event space Curated social spaces

    housing components

The Residences at The Cape Town Edition has added six private serviced apartments to the development, representing the growing trend of luxury hospitality towards branded residential offerings.

    Technical and logistical considerations

    Marine environment challenges

Construction at the V&A Waterfront presents unique engineering challenges. The site’s proximity to the Atlantic Ocean requires specialized foundation construction, marine-grade materials, and careful consideration of salt damage, wind loads, and moisture management.

    Infrastructure integration

The project will need to integrate with the waterfront’s existing public facilities, road network and pedestrian circulation system, while maintaining operational continuity in one of South Africa’s busiest tourist destinations.

    Simultaneous development

Construction of the hotel is progressing in parallel with the R121 million underground development behind the Table Bay Hotel at the northern end of Breakwater Boulevard and will require careful coordination of construction logistics, access to equipment and delivery of materials.

    Industry background

    seven star standards

The Edition brand is positioned as Marriott’s ultra-luxury offering, often referred to in marketing materials as a “seven-star” or “ultra-luxury” experience. For construction teams, this classification is interpreted as follows:

Premium material specifications across all finishes Advanced building systems and automation Superior acoustic and thermal insulation High-end MEP (mechanical, electrical, plumbing) installation Extensive quality control and testing protocols

    Impact on the construction market

A project of this scale has significant ramifications for the South African construction industry as a whole.

Hundreds of skilled and semi-skilled jobs during the construction phase Opportunities for local suppliers of materials, supplies and accessories Subcontracting opportunities for specialist areas Skills transfer and training possibilities in luxury hospitality construction

    Background of regional development

    Granger Bay Master Plan

EDITION Hotels are just the opening act of a much larger transformation. Growthpoint Properties and the Public Investment Corporation are moving forward with ambitious plans to develop the Granger Bay precinct of the V&A Waterfront, which will eventually include an additional hotel, residential units, office space and enhanced public areas.

    phase zero infrastructure

Initial work will include enablement activities, offshore works and infrastructure development, laying the foundation for future phases. This includes building seawalls, reclamation, and public infrastructure to support development for decades into the future.

    Land reclamation and marine construction

The extensive development of Granger Bay involves reclaiming approximately 3.2 hectares of land from Table Bay, making it one of the most significant marine reclamation projects in Cape Town’s recent history. This complex engineering work involves specialist contractors and equipment.

    Construction sector opportunities

    Contractor requirements

Such prestigious projects require contractors with proven experience in the following areas:

High-end hospitality architecture Waterfront and marine environment projects Large commercial buildings Complex MEP system installations Luxury interiors

    materials and suppliers

The 7-star specification creates the following opportunities for suppliers:

High-performance glazing systems Premium stone and tiles Premium bathroom fixtures Advanced HVAC systems Smart building techniques High-end architectural finishes

    specialized trading

The project requires the following expertise:

Curtain wall installation Steel structure construction Waterproofing and marine protection Acoustic engineering Lighting design and installation Landscaping construction

    economic significance

    direct investment

With R1.35 billion, Edition Hotels has injected significant capital into South Africa’s construction sector at a time when large-scale projects were limited.

    job creation

Although the exact number of employees has not been disclosed, a project of this size typically results in:

200-400 jobs during peak construction period Permanent positions after opening Indirect employment through the supply chain

    Extensive tourism infrastructure

The precinct aims to build on the V&A’s current 25 million annual visitors, create sustained demand for construction, maintenance and refurbishment works across Cape Town’s hospitality sector and double the number of international visitors.

    Challenges and considerations

    Regulatory approval

This project operates within a complex regulatory environment and requires approval from:

City of Cape Town Planning Authority Environmental Impact Assessment Process Heritage Considerations Marine and Coastal Management Authority

    supply chain logistics

Importing special materials and equipment with ultra-high-end specifications requires careful planning regarding the following points:

International Shipping Schedules Customs Clearance Currency Fluctuations Quality Assurance Protocols

    available skills

Achieving a 7-star finish requires craftsmen and technicians with specialized experience and may require:

Introducing international expertise in specific aspects Local skills development programs Partnerships with technical training institutions

    Market positioning

    Luxury hospitality boom

The Edition project reflects broader trends in Cape Town’s hospitality market. The city is seeing sustained demand for premium accommodation due to:

Growth in international tourism post-pandemic Cape Town’s status as a global destination city Limited supply of authentic luxury hotels Robust domestic premium travel market

    competitive environment

Edition joins a competitive luxury market that includes established properties and recent entrants.

The nearby Table Bay Hotel is undergoing a R901-million refurbishment and is set to reopen as the InterContinental Table Bay, demonstrating continued confidence in the waterfront luxury segment.

    Future prospects

    granger bay pipeline

The Edition Hotel is the first of several luxury hotels planned for the Granger Bay area, signaling continued construction activity in the area until 2040.

    Setting industry standards

As Africa’s first Edition property, this project is likely to influence future luxury hotel construction across Africa and will establish new benchmarks for:

Design excellence Construction quality Integration of sustainability Technology implementation

    Evolution of Cape Town’s infrastructure

V&A Waterfront’s strong financial position, with current debt levels of just R2 billion, provides headroom for sustained investment in construction and development, demonstrating the long-term opportunities in the sector.

    conclusion

The R1.35-billion Cape Town Edition Hotel at Quay 7 is more than a single construction project.

This is a statement of confidence in South Africa’s construction sector’s ability to deliver world-class luxury infrastructure, and will catalyze far-reaching transformation at Granger Bay, delivering a development that will become a benchmark that will influence hospitality construction across Africa for years to come.

The project will provide construction professionals with an insight into the rigorous standards of ultra-luxury developments, while demonstrating the commercial viability of premium hospitality infrastructure in South Africa’s major urban centres.

As the project progresses toward opening in 2026, valuable lessons will be learned in managing complex waterfront construction, meeting international luxury standards, and delivering landmark architecture in one of the world’s most spectacular environments.

Cape Town Edition is scheduled to open in March 2026 at the Quay 7 development at the V&A Waterfront.
