    South Africa has a new affordable ‘city’ – Daily Investor

    The newly launched 32-hectare Central Park City development in Johannesburg’s Newlands/Sophiatown offers over 3,400 affordable, eco-friendly apartments with luxury amenities and lifestyle facilities.

    According to Seeff Property Group Chairman Samuel Seeff, the first units in the new ‘city’ have already been sold and the development is expected to attract significant interest.

    Located in the heart of the Newlands/Sophiatown area, the 32 hectare site is conveniently located close to major transport routes and universities such as UJ and Wits.

    This new neighborhood promises buyers a modern lifestyle in a safe and well-located environment with luxury amenities at an affordable price.

    The project is being led by Urban Dev Property Development, whose portfolio also includes the @ first Student Village in Soshanguve and the Vista Park integrated development in Bloemfontein.

    The entire Central Park City site has been comprehensively renovated from a geotechnical and construction perspective and is fully environmentally controlled. Construction is expected to begin soon.

    Targeted at first-time buyers, both in terms of affordability and incentives to assist buyers. The first-of-its-kind mixed-use development offers affordable units starting from just 589,000 rans.

    Incentives include the opportunity to benefit from lower interest rates and one-time housing subsidies with lifestyle amenities within the property that residents may not otherwise have access to.

    The development includes over 3,450 modern fibre-enabled apartments located in various blocks within a secure development with parking.

    Choose from one, two and three bedroom units. The interior is modern and geared towards carefree living, with gas geysers and cooking stoves, as well as a solar power system to ensure residents are ready for stage 4 load shedding.

    The fully integrated mixed-use area will accommodate the entire life cycle, from young professionals to families to older empty-nesters, Mr. Seeff said.

    It is a particularly family-friendly facility, with a children’s play area and a nursery and aftercare center on professionally managed grounds, providing peace of mind and essential support for working parents.

    A city for first-time buyers

    Central Park City offers upscale lifestyle amenities that are typically out of reach for first-time buyers at no additional cost.

    These include a pool, clubhouse, braai facility, combination court (soccer and pickleball), outdoor gym, as well as well-known retail hubs such as Pick ‘n Pay and Clicks.

    With plenty of beautiful green space for leisure and children to play, along with walking trails, it has everything needed for a healthy community lifestyle, Mr Seef said.

    Residents will also benefit from 24-hour security with biometric access, guard posts, electric fencing, CCTV surveillance and armed response.

    You’ll also get 12 months of free WiFi and access to the mobile Panic app, which provides emergency medical response, fire support and search and rescue.

    According to Seeff, mixed-use integrated developments like this represent the future of sustainable urban living and present unprecedented opportunities in the affordable housing sector.

    First-time buyers can benefit from a combination of affordability and incentives, including a one-off First Home Finance (FHF) grant.

    You can also take advantage of green loan benefits with Edge Certification, making homeownership easier than ever before. Home loans are also available.

    Mr Seef explained that apart from purchasing for own use, these units also represent a huge opportunity for investors.

    The high rental demand for secure lifestyle real estate, combined with the typical capital growth seen in new pre-occupancy developments, makes Central Park City an attractive investment option for rental purposes.
